The £3.4m Ladgate Lane design and build contract was constructed in Middlesbrough on behalf of Karbon Homes.
The Gus Robinson team identified the land opportunity following negotiations with Middlesbrough Borough Council who were selling the site to facilitate investment into the Tennis World facility. The team worked with both the Council and Tennis World to provide a land bid which was acceptable to all parties as well as ensuring the development was viable for the client, Karbon Homes.
The development provided 23 high specification homes, comprising a mix of 3- and 4-bedroom houses available for rent and sale.
Once Gus Robinson had secured the site, work started on preparing the planning application which considered of a number of constraints, in particular the location of a nearby large electric substation. This required significant acoustic screenings to be provided to ensure there was no noise and visual impact inflicted on the new homes. In addition, careful consideration was given to the ecological impacts of the removal of several trees and the habitats these formed with mitigation being provided to limit any adverse construction impact on the local ecology and wildlife.
The team managed all aspects of the planning application which was submitted on 8th March 2017 with approval following on 14th August 2017. Work commenced on site on 21st October 2018 and was completed on time and within the client’s budget set by 27th June 2019.
