Scheme overview

The £1.5m Swanway development in Deckham, Gateshead provided 13 new build apartments for Home Group.

The scheme comprised of 13 specialist accommodation units and provided supported living accommodation for people with learning disabilities who need long-term accommodation, and care but can also live independently. There were also two staff offices provided due to staff and the concierge service being available at the site 24 hours a day.  

The scheme was a tendered opportunity which Gus Robinson secured through a combination of the quality of the bid plus the provision of budget which met Home Group’s viability parameters.

Features such as the communal residents lounge and large communal landscape gardens were incorporated for the benefit and enjoyment of the residents. CCTV entry door systems, shower-rooms and kitchen appliances were also included.

The site had several constraints including Japanese Knot Weed outside the boundary of the site; the Gus Robinson team carried out specialist works to ensure that the Knot Weed identified did not encroach the site. There was also a public footpath which required diversion and the provision of new street lighting and drainage as part of the development proposals. The team worked closely with Home Group to look at the cost management of the landscape budget so that the vision of the high-quality landscaping scheme was delivered in line with Home Group’s budget.

The team prepared the planning application which was submitted on 27th April 2017 with approval following on 23rd August 2017. Work commenced on site on 23rd April 2018 and was completed on time and within the client’s budget by 19th September 2019.
