The £1.04m Raleigh Road design and build contract was constructed in Norton on behalf of North Star Group.
The site was originally tendered by North Star Housing Group with Gus Robinson Developments being identified as providing the best overall tender response in terms of both of quality submission and build costs.
Having secured the tender, the team worked with North Star to refine development proposals, working with the client’s chosen architects and engineering consultants to complete the design work and enable them to enter a design and build contract on 31st May 2017. The development comprised of 11 new bungalows which were located near Norton High Street and key transport routes into Stockton and Middlesbrough Town Centres.
The new homes benefited from an imaginative design created by architects at Halsall Lloyd Partnership which maximised the site opportunities but also created several constraints which the Gus Robinson Construction Team needed to respond to including working adjacent to existing homes and an adopted public highway. The team started work on 23rd August 2017 having addressed all the constraints and completed the works on 16th May 2018.
The development was located within the heart of an existing community which North Star Housing Group were embedded in. The Gus Robinson team recognised this and whilst on site worked with the local community to ensure proposals were considerate and sympathetic to their needs and that the construction did not adversely impact upon them. This led to the local community group offering up their facilities for the team to use throughout the development process by allowing the community centre to be utilised for meetings. In return the team at Gus Robinson Developments redecorated the community centre as a thank you, and gesture of goodwill.
