The £2m Low Meadow Close design and build contract was constructed in Rowlands Gill on behalf of Karbon Homes.
The Gus Robinson Developments team identified the land opportunity and the site originally benefitted from outline planning consent for 7 large, detached homes but the team, seeing the potential to revisit the proposals, replanned the site to develop 13 new affordable homes for Karbon Homes. The site was developed with a mix of 4-bedroom houses comprising of 3 storey townhouses and 2 storey houses all with integral garages which were then offered for sale and rent to sale by the client.
The team managed all aspects of the planning application and the changes were made and approved on 22nd February 2017. Work commenced on site on 29th January 2018 and was completed on time and within the client’s budget by 31st October 2019.
The site presented many challenges to the Gus Robinson Technical Team, in particular flood levels, site levels and drainage on site. Using their skilled resource, the team successfully overcame them whilst protecting the client’s budget.
A key consideration for the development of the site was to ensure that natural wildlife and the ecology was treated in a sympathetic manner. The site lay close to an existing badger set as well as the High Spen stream at the bottom of the site which needed to be factored into development proposals to ensure that the ecology was not adversely impacted by the construction.
The Gus Robinson team worked with Local Authority Ecologists to ensure that there was an improvement to the bio-diversity net gain and provided bat boxes and bird nesting features. In addition to this they worked closely with the ecologists throughout the build process to ensure that the nearby badger sett was undisturbed, with daily checks being carried out for badger activity on the ground and on hidden cameras.
