The £1.8m design and build contract on the former Caroline Street Healthcare Centre in Hartlepool was constructed on behalf of the North Star Housing Group.
The site had laid vacant for several years following the demolition of the former healthcare centre and the team at Gus Robinson Developments identified the site as having the potential to deliver much needed affordable housing within Hartlepool. Following early consultation with Local Authority planners, the scheme was presented to North Star as an opportunity which would help them meet their programme requirements.
The Gus Robinson Developments team worked with North Star Housing Group on refining proposals and came up with a mix of 7 bungalows and 11 high specification 2- and 3-bedroom homes which had been identified as being in demand within the location.
The team then went to work on preparing the planning application which was submitted on 25th October 2017 with approval following on 22nd March 2018. Work commenced on site on 9th April 2018 and was completed on time and within the client’s budget by 29th April 2019.
A key element of the project was identified through early on-site investigation. An old basement was discovered which had not been removed through the prior demolition. This required the team at Gus Robinson to work with architects and engineers to come up with a value-engineered solution which still delivered on the number of new homes required by North Star. The solution presented achieved these goals and protected the client’s budget making the development viable.
