Scheme overview

The £4.6m Elm Gardens design and build contract was constructed in the village of Middleton St. George on behalf of Karbon Homes.

The site was identified by the Gus Robinson team who worked with partners at Karbon homes to create a scheme of 44 high specification 3-and 4-bedroom homes for sale and affordable rent. The team managed all aspects of the planning application which was submitted 11th September 2017 with approval following on 15th March 2018. Work commenced on site on 3rd April 2018 and was completed on time and within the client’s budget by 31st October 2019.

Having developed feasibility proposals, the Gus Robinson team worked with Local Planning Authority and Karbon Homes to create a scheme which blended in with the surrounding village and landscape, but also presented a contemporary aesthetic which led to the scheme being popular with Karbon Homes customers. This development saw several new Karbon Homes house types being showcased for the first time with Gus Robinson’s Technical Team working with Karbon to develop their designs and bring them to life.

Through the design and development process, the Gus Robinson also identified several drainage and technical constraints which had the potential to put the development’s budget under stress. Through careful design and utilising the technical expertise within Gus Robinson, a solution was found which meant the development could proceed without incurring extra costs to the client.

Part of the development site lay adjacent to Network Rail land and residents’ allotments. The Gus Robinson team worked with the local community and the Allotment Association to ensure that development proposals were considerate and sympathetic to their needs and provided them with new boundary features to enhance the look and safety of their allotments.
